Terms of Service

1. Introduction & Acceptance
Openlett is operated by Abdullah AlOtaishan.
These Terms of Service (“Terms”) constitute a legally binding agreement between you and Openlett (“we”, “our”, “us”), governing your access to and use of the Openlett mobile application (the “App”) and website (the “Website”).
By creating an account, accessing, or using the App, you confirm that you have read, understood, and agree to be bound by these Terms and our Privacy Policy. If you do not agree to these Terms, you must not use the App.
2. Eligibility
You must be at least 18 years of age to create an account and use the App. By registering, you represent and warrant that you are 18 or older, have the legal capacity to enter into these Terms, and that all information you provide is accurate and complete.
3. Account Registration & Security
3.1. You must provide accurate, current, and complete information during registration and keep your account information up to date.
3.2. You are responsible for maintaining the confidentiality of your login credentials. You must not share your account with any other person.
3.3. You are responsible for all activity that occurs under your account, whether or not authorised by you.
3.4. You must notify us immediately at security@openlett.com if you become aware of any unauthorised access to or use of your account.
3.5. We reserve the right to suspend or terminate accounts that we reasonably believe have been compromised.
4. Description of the Service
4.1. Openlett is a platform that connects tenants seeking rental accommodation with landlords and letting agents who list rental properties. The App facilitates:
- Discovery of rental properties through a swipe-based feed with AI-generated match scores
- Browsing and filtering of available properties by price, location, viewing availability, property type, and other criteria
- Booking of open house and private viewings with QR code-based check-in
- Direct in-app messaging between tenants and landlords
- Submission and management of rental offers
- Tenancy setup including document collection
4.2. Openlett is a platform, not a party. We are not a landlord, letting agent, estate agent, or property management company. We do not own, manage, or control any properties listed on the App. We are not a party to any rental agreement, tenancy agreement, or other contract between tenants and landlords. We do not guarantee the suitability, safety, legality, or availability of any property listed.
5. User Conduct
You agree not to:
- Provide false, misleading, or fraudulent information in your profile or any listing
- Harass, threaten, abuse, defame, or intimidate any other user
- Use the App for any unlawful purpose or in violation of any applicable law or regulation
- Attempt to gain unauthorised access to any part of the App, other user accounts, or our systems
- Scrape, copy, reverse-engineer, decompile, disassemble, or create derivative works of the App
- Create multiple accounts for deceptive purposes
- Interfere with, disrupt, or place an undue burden on the App or its infrastructure
- Use automated bots, scripts, or other automated means to access or interact with the App
- Upload content that infringes any third party’s intellectual property rights
- Discriminate against any user on the basis of race, ethnicity, religion, gender, sexual orientation, disability, or any other protected characteristic, except where permitted by law (e.g. shared accommodation exemptions under the Equality Act 2010)
6. Property Listings
6.1. Landlords and agents are solely responsible for the accuracy, completeness, and legality of their property listings, including but not limited to: pricing, availability, photographs, descriptions, Energy Performance Certificates (EPCs), gas safety certificates, and any other information provided.
6.2. Openlett does not verify, inspect, or guarantee the accuracy of any listing. We do not conduct background checks on landlords or verify property ownership.
6.3. Listings must comply with all applicable laws, including the Consumer Protection from Unfair Trading Regulations 2008, the Tenant Fees Act 2019, the Housing Act 2004, and the Equality Act 2010.
6.4. We reserve the right to remove any listing that we reasonably believe violates these Terms, is fraudulent, or violates applicable law.
7. Viewing Bookings
7.1. When you register for a viewing, you are indicating your intention to attend at the scheduled date and time. While this is not a legally binding commitment, repeated no-shows may result in restrictions on your ability to book future viewings.
7.2. Landlords may cancel viewings at their discretion. We will make reasonable efforts to notify registered attendees of cancellations, but we are not liable for any inconvenience, cost, or loss arising from cancelled viewings.
7.3. QR code tickets are personal to you and must not be transferred or shared.
7.4. Openlett is not responsible for your safety during viewings. You attend all viewings at your own risk and should take reasonable precautions.
8. AI Match Score
8.1. The match score is an algorithmically generated compatibility indicator based on your stated preferences and the property’s attributes. It is provided for informational purposes only and does not constitute a recommendation, endorsement, or guarantee of suitability.
8.2. The match score does not constitute automated decision-making with legal or similarly significant effects within the meaning of UK GDPR Article 22.
8.3. You should not rely solely on the match score when making housing decisions. Always conduct your own due diligence.
9. Messaging & Communications
9.1. The in-app messaging system is provided to facilitate communication between tenants and landlords about properties listed on the App.
9.2. You must not use the messaging system to send spam, unsolicited commercial messages, offensive content, or content that violates these Terms.
9.3. We reserve the right to monitor messages for the purposes of preventing fraud, enforcing these Terms, and complying with legal obligations. We will not disclose message content to third parties except as required by law.
10. Offers & Tenancy
10.1. The App allows tenants to submit rental offers and landlords to review and respond to them. Any offer submitted through the App is a communication of interest only and does not constitute a legally binding agreement unless and until a formal tenancy agreement is signed by both parties outside the App.
10.2. Openlett is not a party to any tenancy agreement and bears no responsibility for the terms, performance, or enforcement of any such agreement.
10.3. The tenancy setup feature facilitates document collection. It does not constitute legal advice or replace the need for independent legal review of tenancy agreements.
11. Subscriptions, Payments & Billing
11.1 Free Tier
The App is free to download and use. Free users may browse properties, view match scores, book up to 5 open-house viewings per month, request 1 private viewing per month, contact up to 3 landlords per month, and save up to 5 properties. Landlords may list up to 3 properties and create up to 2 open-house campaigns at no charge.
11.2 Renter Premium Subscriptions (Apple In-App Purchase)
Certain renter features require a paid subscription (“Premium”). Two plans are available:
- Weekly — unlocks unlimited contacts, viewing registrations, saved properties, and private viewing requests, plus additional filter options.
- Monthly — includes everything in the Weekly plan, plus a full match-score breakdown, First Access (24-hour early access to new listings), and Instant Alerts (push notifications for new matches).
Renter subscriptions are billed through Apple In-App Purchases at the prices displayed in the App Store at the time of purchase. They auto-renew at the end of each billing period unless cancelled at least 24 hours before the end of the current period. You can manage or cancel your subscription through your Apple ID settings in the App Store. Openlett cannot cancel Apple subscriptions on your behalf.
11.3 Landlord Pro Subscription (Stripe)
Landlords may subscribe to “Landlord Pro” for £29 per month, billed monthly via Stripe. The first 30 days are provided as a free trial. Landlord Pro unlocks unlimited property listings, unlimited open-house campaigns, a full renter match-score breakdown, property analytics, weekend priority placement, and priority support.
Landlord Pro subscriptions auto-renew at the end of each monthly billing period. You may cancel at any time via the App; cancellation takes effect at the end of the current billing period and you will retain access until then.
11.4 Open-House Campaign Payments
After the first 2 free open-house campaigns, landlords are charged £9.99 per additional campaign (one-time payment via Stripe). Each campaign may include up to 5 viewing slots for a single property.
Automatic refund: If fewer than 2 renters have registered for an open-house campaign at least 48 hours before the first scheduled viewing, the £9.99 fee is automatically refunded in full to the original payment method.
11.5 Boost Payments
Landlord Pro subscribers may purchase a Boost for £4.99 (one-time payment via Stripe) to promote a listing to the top of the renter feed for 24 hours.
11.6 General Payment Terms
(a) All prices are in pounds sterling (£) unless otherwise stated. Renter subscription prices are set by the App Store and may vary by region.
(b) Stripe payments are processed by Stripe, Inc. By making a Stripe payment you also agree to Stripe’s Terms of Service.
(c) All fees are non-refundable except: (i) automatic open-house refunds described in Section 11.4; and (ii) where required by applicable consumer protection law, including the Consumer Rights Act 2015. If you believe you are entitled to a refund, contact Apple Support (for IAP) or email us at info@openlett.com (for Stripe payments).
(d) Prices may change with reasonable notice. Any price change will not affect your current billing period.
(e) Termination of your account does not automatically cancel active subscriptions. You must cancel Apple subscriptions through the App Store and Stripe subscriptions through the App before or after deleting your account.
12. Intellectual Property
12.1. The App, its design, features, content, code, and all related intellectual property rights are owned by or licensed to Openlett. All rights are reserved.
12.2. You retain ownership of content you upload (e.g. photographs, profile information). By uploading content, you grant Openlett a non-exclusive, worldwide, royalty-free licence to use, display, reproduce, and distribute that content solely for the purposes of operating and promoting the App.
12.3. You represent and warrant that you own or have the necessary rights to all content you upload and that it does not infringe any third party’s rights.
13. Limitation of Liability
13.1. To the maximum extent permitted by law, Openlett shall not be liable for:
- Any disputes, losses, damages, or claims arising between tenants and landlords
- The condition, safety, legality, or suitability of any property listed on the App
- Any personal injury or property damage occurring during or in connection with viewings
- Any misrepresentation in property listings by landlords or agents
- Loss of data, revenue, profits, business opportunity, or goodwill
- Any indirect, incidental, special, consequential, or punitive damages
- Service interruptions, downtime, errors, or bugs in the App
- Actions or omissions of third-party service providers
13.2. Our total aggregate liability to you for all claims arising out of or relating to these Terms or the App shall not exceed the greater of: (a) the amount you paid to Openlett in the 12 months preceding the claim; or (b) £100.
13.3. Nothing in these Terms excludes or limits our liability for: death or personal injury caused by our negligence; fraud or fraudulent misrepresentation; or any other liability that cannot be excluded under applicable law.
14. Indemnification
You agree to indemnify and hold harmless Openlett, its operator, and any agents from and against any claims, losses, damages, liabilities, costs, and expenses (including reasonable legal fees) arising out of or relating to: (a) your use of the App; (b) your breach of these Terms; (c) your violation of any applicable law; or (d) content you upload to the App.
15. Suspension & Termination
15.1. We may suspend or terminate your account immediately and without prior notice if we reasonably believe you have violated these Terms, engaged in fraudulent activity, or if required by law.
15.2. You may delete your account at any time through the App settings or by contacting us at info@openlett.com.
15.3. Upon termination, your right to use the App ceases immediately. Sections of these Terms that by their nature should survive termination (including but not limited to Sections 12, 13, 14, and 17) shall survive.
15.4. Termination of your account does not automatically cancel active subscriptions. See Section 11.6(e) for details on cancelling subscriptions.
16. Modifications to the Service & Terms
16.1. We reserve the right to modify, suspend, or discontinue any part of the App at any time, with or without notice.
16.2. We may update these Terms from time to time. Material changes will be notified via the App or email at least 14 days before they take effect. Continued use of the App after the effective date constitutes acceptance of the updated Terms.
16.3. If you do not agree with the updated Terms, you must stop using the App and delete your account before the effective date.
17. Governing Law & Dispute Resolution
17.1. These Terms are governed by and construed in accordance with the laws of England and Wales.
17.2. Any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
17.3. If you are a consumer, you retain any mandatory consumer protection rights afforded to you by the law of your country of residence, and nothing in these Terms restricts those rights.
17.4. The European Commission provides an online dispute resolution platform at ec.europa.eu/odr. We are not obliged to participate in such procedures but may choose to do so voluntarily.
18. General Provisions
18.1. Entire Agreement. These Terms, together with the Privacy Policy, constitute the entire agreement between you and Openlett regarding the use of the App.
18.2. Severability. If any provision of these Terms is held to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
18.3. Waiver. Our failure to enforce any right or provision of these Terms shall not constitute a waiver of such right or provision.
18.4. Assignment. You may not assign or transfer your rights under these Terms without our prior written consent. We may assign our rights and obligations under these Terms without restriction.
18.5. Force Majeure. We shall not be liable for any failure or delay in performance caused by circumstances beyond our reasonable control, including but not limited to natural disasters, war, terrorism, pandemic, labour disputes, governmental actions, or infrastructure failures.
